Most North Charleston calls fall into one of two houses. The first is a Park Circle bungalow from the 1940s or 50s, bought for the neighborhood and the porch, with a single bathroom that has been patched more than once. The tile is original or close to it, the subfloor moves when you step near the tub, and a shower was squeezed in at some point without a real pan. We open those bathrooms up first and price honestly after.
The second is a newer house in Wescott Plantation, Coosaw Creek or the subdivisions off Dorchester Road, five to fifteen years old, with the bathroom the builder installed: fiberglass pan, plastic surround, one row of accent tile. The bones are good. The finish was never meant to last.
Northwoods, Archdale and Deer Park land in between, with 1970s and 80s bathrooms that are small, dark and ready for a walk-in shower. Whatever the house, the discipline is identical. Strip it back, rebuild the surface flat, waterproof it correctly, then set tile that lines up.

If we are replacing tile, fixtures and a vanity in their existing locations, usually not. Relocating plumbing or electrical typically does require a permit through the City of North Charleston, or the county for addresses outside city limits. We will tell you which applies during the consultation.
That is one of the most common projects we do in Northwoods, Archdale and Deer Park. The tub comes out, the pan is rebuilt with a proper slope and membrane, and a tiled shower with a niche and glass door goes in the same footprint. It makes a small bathroom feel twice the size.
