TILE WORK, NORTH CHARLESTON

North Charleston floors get replaced, not just covered

North Charleston has more housing stock variety than any other part of the metro, and the tile requests follow it. In Park Circle the postwar bungalows come with original hardwood on the main level and one small bathroom that has been redone twice; the floor there is usually sound and the shower is where the tile goes. Out toward Northwoods, Archdale and Deer Park, the 1970s and 80s ranches have vinyl or ceramic laid over a slab that has settled, and the request is a full main-level porcelain floor.

Wescott Plantation, Coosaw Creek and the newer streets off Dorchester Road are the third case: builder-grade tile or luxury vinyl plank that has started to lift at the seams after five summers. Porcelain plank solves that permanently, and the wood-look formats today read closer to oak than the vinyl ever did.

We also do a steady amount of work for owners of rental property near the Air Force Base and the Naval Yard area, where a tile floor that survives tenants and turnover beats carpet or plank every time. If the job has grown into a full bath, our page on bathroom remodeling in North Charleston covers it.

WHAT WE TILE

What We Tile in North Charleston

01

Shower walls, floors, benches and niches set over a waterproofed assembly. Guest and primary baths in Park Circle, Wescott Plantation, Coosaw Creek and Northwoods.

02

Wood-look planks and 24 by 48 formats set in place of tired vinyl. The slab gets flattened first, because large tile punishes a surface that waves.

03

The cheapest way to stop a builder kitchen looking like every other one on the street. Layout planned around outlets, hood and window, then finished in a day or two.

04

Vinyl, adhesive residue, old ceramic and failing thinset come off before we start. Prep is quoted openly, because it is where the floor is genuinely decided.

WHY WS FLOORING

Flat is a measurement, not an opinion.

Tile standards allow a specific deviation over ten feet, and a lot of North Charleston slabs from the 70s and 80s miss it. Nobody notices with vinyl plank, because vinyl bends. Porcelain does not bend. It sits proud at one corner, rocks underfoot, and eventually the grout cracks along that line.

So we run a straightedge over the floor before we quote and price the flattening openly. Self-leveling underlayment where the dip is broad, patch compound where it is local, crack isolation over slab joints that move. In the older Park Circle houses on crawlspaces, the check is deflection instead of flatness, and the fix is underlayment before tile.

Layout comes next. Plank porcelain looks wrong at a fifty percent offset and right at a third, so we run the pattern it was designed for. Summers here push humidity into laundry rooms and back halls hardest, which is why porcelain and a sealed grout belong there.

HOW WE WORK

Four steps, zero surprises.

01 / On-Site Measure

We drive out to your North Charleston address, measure square footage and check the floor for dips. That visit carries no fee.

02 / Scope and Fixed Price

One written document covers tile counts, materials, prep, labor and dates. What you sign is what you pay.

03 / Tear-Out and Installation

Old flooring comes up, the surface is flattened, then tile goes down in the planned pattern. Bath tile follows the 3 to 7 day range depending on size.

04 / Grout and Handover

Joints are grouted evenly, the haze washed off, and we review the field with you before the truck gets loaded. Warranty paperwork comes out then.

Durability is not a promise. It is built into every tile we lay.

Labor Covered for 12 Months

Every hour our crew spends setting tile in your North Charleston house carries a full year of coverage. If something rings hollow or a joint opens, you call and we come back out.

Materials Warranty: 3 Years

The systems underneath carry three years: membrane, crack isolation, leveling compound and waterproofing. Done right, you will never think about them again.

North Charleston is minutes from our base, and a warranty visit costs nothing. Waterproofing always travels with an installation and is never quoted by itself.

FREQUENTLY ASKED

Tile questions from North Charleston homeowners

Square footage matters least. The bigger variables are what has to come off first, how far out of flat the surface is, and how many cuts your layout demands. Prep appears as a line you can read, not a surprise on day two.

Kitchen backsplashes are done in 1 to 2 days. A main-level porcelain floor depends on square footage and leveling, and the day count goes in the proposal. Bath and shower tile runs 3 days for a small room, 4 to 5 for a medium one and 6 to 7 for a large one.

For longevity, yes. Porcelain does not swell, scuff or lift at the seams, and Lowcountry humidity does nothing to it. Vinyl is quieter underfoot, so plenty of owners keep it in bedrooms and put porcelain where water and grit turn up: kitchens, baths, laundry rooms and entries.

Occasionally, and we rarely recommend it. The new floor inherits the bond of the old one, thresholds and appliance heights get complicated, and any hollow spot stays hidden. Taking it out lets us fix what is wrong and warranty the result.

Yes. Park Circle, Wescott Plantation, Coosaw Creek, Northwoods, Archdale, Deer Park, Whitehall and the streets around Dorchester Road and Rivers Avenue are regular stops. No mileage charge gets added.
